For owners: run your vacation rental like a business

Short-term rentals can out-earn long-term leases, but they’re regulated more heavily and take more work. Before you list:

  1. Check local rules. Many cities and counties require a permit or registration, limit nights per year, or ban short-term rentals in some zones. HOAs may have their own restrictions.
  2. Register for occupancy taxes. Most places charge lodging or occupancy taxes on short stays; some platforms collect them, but direct bookings usually mean you collect and remit.
  3. Know the IRS personal-use rules. How many days you rent versus use the home yourself changes how income and expenses are treated — see IRS Publication 527.
  4. Insure it properly. A standard homeowners policy may not cover short-term guests; ask about a short-term rental policy or endorsement.

Our short-term vacation rental guide covers pricing, seasonality, turnovers and guest screening.

For guests: book direct, safely

Confirm the owner’s identity and the property’s address, read the rental agreement before paying, and use a payment method with buyer protection. If a “deal” requires a wire transfer to hold dates, walk away.
