A worked example

Sell for $400,000 with a $180,000 payoff, no listing commission, a 2.5% buyer-agent fee ($10,000), 1% title/escrow/attorney ($4,000), 0.4% transfer tax ($1,600), and $8,800 in concessions, repairs, prorations and moving costs. Net proceeds: about $195,600.

FAQ

What is the difference between equity and net proceeds?

Equity is your home's value minus what you owe. Net proceeds are what's left after you also pay the costs of selling — commissions, closing fees, transfer taxes, concessions and prorations.

How do I get an exact mortgage payoff?

Request a payoff statement from your loan servicer. It shows the principal, interest through a specific date and any fees. Your title or escrow company usually orders it for closing.

Are net proceeds taxable?

Not directly. Tax applies to your gain (sale price minus your adjusted basis and selling costs), and many owners exclude up to $250,000 or $500,000 of gain on a primary residence. See our capital gains guide and IRS Publication 523.
