How your payment is built
A mortgage payment usually has five parts, often called PITI + extras:
- Principal — pays down the loan balance.
- Interest — the lender’s charge, front-loaded in early years.
- Taxes — property taxes, often collected monthly into escrow.
- Insurance — homeowners insurance, also usually escrowed.
- HOA and PMI — association dues and private mortgage insurance if you put down less than 20% on a conventional loan.
The principal-and-interest formula is the standard amortization formula: payment = loan × r ÷ (1 − (1 + r)^−n), where r is the monthly rate and n the number of payments.
Reading the amortization chart
The red area is your loan balance; the green area is your equity (home price minus balance, before appreciation). In the early years, most of each payment is interest, which is why extra principal payments early on save the most.
Buying from an owner?
By-owner sales use the same loans. Get pre-approved first so owners take your offer seriously, and read how to buy a house directly from the owner. If the seller offers financing, compare terms with owner financing explained. Check your ceiling with the affordability calculator.
FAQ
Where does the default interest rate come from?
When available, it's the latest weekly average 30-year fixed rate from Freddie Mac's Primary Mortgage Market Survey, refreshed automatically. Your actual rate depends on credit, down payment, loan type and points.
When does PMI go away?
On conventional loans, you can generally request PMI cancellation once your balance reaches 80% of the original value, and it ends automatically at 78% under the federal Homeowners Protection Act, if you're current. FHA mortgage insurance follows different rules.
Should I pick a 15- or 30-year loan?
A 15-year loan usually has a lower rate and far less total interest but a much higher payment. A 30-year loan keeps payments flexible; you can still prepay principal. Use the term selector to compare.
