Why buy a home directly from the owner?

When you buy from an owner, you negotiate with the decision-maker. That can mean faster answers, more flexible terms — a rent-back, a quicker close, included furniture, or even seller financing — and a seller who isn’t paying a listing commission and may have more room on price.

How to buy by owner safely

1. Get pre-approved first. A lender’s pre-approval letter tells the owner you’re serious and shows you your real budget. Check your range with the affordability calculator.
2. Research the price. Pull recent nearby sales and compare price per square foot. Owners sometimes overprice — evidence keeps the conversation calm.
3. Put it in writing. Use a state-approved purchase contract or have a real estate attorney draft one with inspection, appraisal and financing contingencies.
4. Use a neutral closing agent. A title company or attorney holds earnest money, checks the title and handles the deed — never wire money to an individual.

Do I need a buyer’s agent?
